September 2018 - Market Analysis
September real estate in Eagle County is back on track compared to 2017 after a slight lull in August numbers: September 2018 total dollar volume was $200M+ compared to 2017's $151M+. Transactions were comparable with 187 this year to 2017's 194. Year-to-date numbers are about equal for both the dollar volume and transactions with last year’s numbers.
Five high end sales over $5M were again the driving force for the high dollar volume in September. The five sales totaled nearly $34M and averaged $6.78M. The highest sale was a duplex on Forest Road that sold for $9,250,000. A sale at Lodge South had the highest price per square foot at $2,461.
Through September, 2018, 39% of the County's residential sales were between $500,000 and $1,000,000. This is the first time in recent years in which the most activity did not occur in the under $500,000 price point category.
